Degrees of Separation I
don't know if it's a case of me having the "summer blues," business being slow,
or what, but when Ann informed me I had to have a "My Way" done by the end of
the week (or she was going to dock my pay) I couldn't come up with a topic, nothing
interesting regarding real estate has happened in the last two weeks, so I had nothing to
"bitch about." While pondering a
subject matter for "My Way" and what I could do to market our
management/consulting services, (the hell with "My Way," I need the cash), it
dawned on me. I had been marketing all
summer, I just didn't realize I was working since I was having so much fun. Anyway, here's some random thoughts and what I did
on my summer vacation to attract new business... There
was a superb play which later became an excellent movie called Six Degrees of Separation. The premise being that all the people on this
planet are "separated" from each other by "six people." The problem was knowing the right six people to
contact so you could "reach" anyone else in the world. I
think the shopping center industry is separated by "two people." I was recently at an Internet Convention and
"bumped" into people from Lebar-Friedman (Chain Store Age Executive). The show had nothing to do with retailing or real
estate, but they were there. Ann and I were
vacationing in California and while having breakfast one morning, in walked Michael Singer
of Nickels & Dimes and his entourage. We were at the beach in Cape May, NJ and I got
into a conversation with the people next to me who ended up being cousins of Mel Simon. This type of thing happens beyond the normal game
of, as my father would have called, "Jewish Geography." Then there's the case of Peter Brandenberg who
made one of the largest commissions of his life because while on vacation in Puerto Rico
with his daughter, she got into a conversation with another young lady who's father had
space available in New York City that was acceptable to Kmart. These stories can go on and on. What's the purpose of all of this you might ask. Well it just confirms my belief that besides being
a small world (a lot smaller than any of us can imagine) there are more opportunities out
there for us to network and make money than we're ever aware of, we just have to take
advantage of 'em (ask Peter). Now
let me tie this into one of my favorite subjects, besides sex, the Internet and its
ability to help us all network better and be better "dealmakers." As I have mentioned on numerous occasions, the
Dealmakers manages what is probably the largest commercial real estate forum on the
Internet or on-line service in the world (We maintain newsgroups, Home Pages, forums and
on-line services). I've
always considered the ICSC's membership (give or take 26,000 members) as our primary
universe for marketing the newsletter, our directory, management and consulting/brokerage
service. After 24 years of being in this
business, including 16 years of publishing, I think I'm rather well known (notice I didn't
say liked or respected) and know most of the larger players. HOWEVER, by marketing our services via the World
Wide Web, Internet and on-line, I've encountered thousands of people and companies that I
have never heard of, nor have they heard of me or the ICSC, but are actively involved in
retailing or real estate. What
does that mean? It means there are
opportunities to expand our prospect's base substantially if we're willing to search hard,
kiss a few frogs and turn over a lot of rocks. In today's extremely competitive
environment we can't continue marketing in the old fashion way, we don't have to be
bigger, just better. How many of you have
tried our on-line service? (609-587-4651); tried Shopping Center World's on-line service? The ICSC on-line service? Visited our Home Page on commercial real estate on
the Internet or any Home Page on real estate? Less
than 10% of our readership is the number I'm willing to bet on (prove me wrong, send
e-mail to ted.kraus@dealmakers.net saying "I'm an Internet dealmaker" and I'll
report the results in an upcoming issue). Besides
managing the four real estate forums we own on the Internet, I'm an active participate,
which means I'm in daily contact with over 3,200 real estate professionals. When I post a message in a newsgroup, it can be
read by millions. Can you say that? The answer is probably "no," but that
doesn't make me smarter or better than you, it just means you're missing an opportunity to
network and make more money. Put up a Home
Page and promote your company; we get over 4,000 visits a week on ours and the number is
growing daily. Doesn't it make sense if
you're a developer or broker to put all your property on a Home Page where anyone in the
world can access it? If you're willing to
spend some time researching costs, the price of having a Home Page can be reasonable. We use a company I feel is very competent and
reasonable (in that order). You can e-mail a
request for information and costs to: carin@holonet.net, and tell her "Ted sent
you." I'd guestimate that you could have
a Home Page up, with complete info and pictures on four to ten centers for less than
$1,000 (a one time fee and then $25 to $100 a month to maintain it on the Internet). Short of advertising in the Dealmakers, what could
be a better value. This is not the "end
all" on leasing, finance, acquisitions or development, but it is an excellent tool
for marketing. Join America On Line, Prodigy
or Compu$Serve (they all offer 10 free hours to "try before you buy") and surf
the "Net," join newsgroups and forums on real estate. For a monthly cost of $9.95 you have e-mail and
Internet access. How can you beat that? If you're somewhat ambitious and understand
computers, I believe Prodigy provides the software to "make" your own Home Page,
which can save you a couple of bucks. Either
way, I think its imperative that we all learn about being "on-line." Now a
different note, I'm totally perplexed about the "health of our industry." On one hand, retail sales are off, retailers are
not making money and everyone is confused about the future.
On the other hand, big box retailers are still expanding and paying ever increasing
rents. There's now such a shortage of big box
space available (especially in the Midwest) that new projects are now being planned or
developed. I'm confused, can someone explain
