The Carlton Group, Ltd. has the listing to sell four properties in Chelsea, NY. Colliers Macauley Nicolls brokered the sale of Alexander Center in Bremerton, WA. The 21,656 sq.ft. project was purchased by a local investor for $1 million. At the time of the sale the project had two vacancies that were former Color Tile and Schuck's stores.

MBK Real Estate Ltd. recently sold Jantzen Beach SuperCenter in Portland, OR to Compass Retail for $76 million which includes a one-year agreement for MBK Northwest to remain as manager and leasing agent for the project. The 775,000 sq.ft. project is anchored by Barnes & Noble, Boater's World, Circuit City, Computer City, Copeland's Sports Superstore, The Good Guys!, The Home Depot, Kmart, Linens 'n Things, Montgomery Ward, Old Navy, Pier 1 Imports, R.E.I., Ross, Staples, Toys 'R Us and Sleep Country USA. MBK acquired the property in 1995 from Prudential Insurance Company for $18 million and began a $55 milion redevelopment of the site. A grand opening was held during August 1996.

Stop & Shop recently sold 27 neighborhood and communuity shopping centers to GPB Real Estate Holdings LLC Realty Trust for $95 million. The centers, which have 1.6 million sq.ft. of space combined, are located in CT, MA, NJ and RI.

Store Closings

The Cato Corporation (704-554-8510) plans to close 37 unprofitable stores, representing five percent of its total store count, during its fourth quarter. The company also announced plans to open smaller stores and relocate as many as 15 stores during 1997.

ABCO Markets (602-222-1600) plans to close six supermarkets in AZ before the end of next month. The company, which is building new stores and retrofitting existing stores into its Desert Market format, decided to close these six store rather than retrofit them because they have been unprofitable. The stores being closed are located in Glendale, Phoenix (2), Scottsdale (2) and Tempe. Following the closings, the company will operate 53 units in AZ.

Hills Department Stores, Inc. (412-378-0511) plans to close eight department stores during the first quarter of 1997. The stores being closed are unprofitable and have combined annual loses exceeding $5 million. The stores being closed are located in High Point, Statesville, Wilson and Winston-Salem, NC; Hampton and two locations in Richmond, VA and in Hamilton, OH. Following the closings, the company will operate 157 stores in 12 states.

Tower Records (916-391-6001) plans to close its store at Lincoln Plaza in Tacoma, WA. Although the store was holding its own, its high rent didn't justify renewing the lease which is about to expire.

 

Who's Opening and Where...

Tandy Corp. (817-390-3011) plans to open 1,000 Radio Shack outlets in the coming five years through its Radio Shack Select program at existing hardware, video, office supply, grocery and auto parts stores in small towns throughout the United States. The Radio Shack Select program is designed to attract new dealers in cities and towns that are not located near a Radio Shack store. The program gives a store-owner the opportunity to stock and sell 1,700 of Radio Shack's best selling products as well as the ability to order more than 100,000 items from the company's mail-order program. The space required will be approximated 400 sq.ft. and the initial investment will be less than $60,000. A Radio Shack sign would also be added to the store's existing sign. In developing this program, Radio Shack is looking to increase its market share. Currently, 94% of all Americans live or work within five minutes of a Radio Shack. The goal is to increase that figure to 97%.

Aid Auto Stores, Inc. (516-338-7889) plans to open a 6,000 sq.ft. auto parts store in the Bronx, NY during March. It is the company's first location in the Bronx and 21st in the chain.

Stage Stores, Inc. (713-669-2761) plans to open a store at a former J.C. Penney site in downtown Newton, KS during March.

Boston Chicken, Inc. (303-384-5172) recently formed a new company called Boston Market International, Inc. to develop as many as 600 Boston Market restaurants in China and Taiwan in the coming years. The newly formed company recently signed a letter of intent with John Sun, an experienced restaurant developer and operator who has developed McDonald's and TGI Friday's restaurants in Taiwan and China. The first Boston Market unit is expected to open in Taipei, Taiwan during late 1997 or early 1998.

Abercrombie & Fitch (614-479-7000) plans to open an 8,000 sq.ft. store in downtown Lawrence, KS during August.

Target (612-304-6099) plans to open a store in Idaho Falls, ID during March.

OfficeMax, Inc. (216-295-6411) plans to open a 23,500 sq.ft. store at a former Giant Food Stores location at Carlisle Plaza Mall in Carlisle, PA during late Spring.

Belk Stores (704-357-1000) plans to open seven stores during 1997. Included in those plans are a 6,100 sq.ft. junior's and young men's shop at a former Eckerd Drug location at Cleveland Mall in Shelby, NC where the company operates an 87,000 sq.ft. department store. The unit is expected to open during Fall. Other openings will include a 140,000 sq.ft. unit at Friendly Shopping Center in Greensboro, NC during Spring; a 51,000 sq.ft. unit at Premiere Place in Prattville, AL during Summer; a 60,000 sq.ft. store at Riverstone Plaza in Canton, GA during Fall; a 70,000 sq.ft. store at Carrollton Center in Carrollton, GA during Summer; a 60,000 sq.ft. store at Main Street Shopping Center in Cartersville, GA during Summer and a 90,000 sq.ft. unit at Town and Country Plaza in Easley, SC during Fall.

The Home Depot (770-433-8211) recently broke the 500-store plateau when it opened stores in Schenectady, NY; Waterbury, CT; Gurnee, IL; Geneva, IL and Everett, WA earlier this month. The openings give the company 504 stores in 38 states and three Canadian provinces. The company's goal is to be operating more than 1,000 stores nationwide by the year 2000.

Nordstrom (206-628-2111) plans to open a 180,000 sq.ft. store at Mission Veijo Mall during 1999.

Blockbuster Entertainment (954-832-3000) plans to open its first Entertainment Store in Chicago, IL during April. The store, similar to a Disney Store or Warner Brothers Studio Store, will stock merchandise from Viacom's MTV, VH1 and Nickelodeon television channels as well as merchandise from Paramount television programs and movies. Additional Entertainment Stores are planned with locations expected to be announced during April.

Pat O'Brien's Bar (504-582-6910), a New Orleans, LA icon, is planning to expand its concept in major cities and tourist destinations nationwide. Cities being considered for sites include Las Vegas, NV; Los Angeles and San Francisco, CA; Memphis and Nashville, TN; Miami, FL; Myrtle Beach, SC and San Antonio, TX.

West Coast Entertainment (215-677-1000) recently opened an 8,000 sq.ft. prototype store in Huntington Valley, PA. The store features better displays, a coffee shop, armchairs and computer terminals with Internet access. Also featured are areas where people can get movie information from computer terminals and tryout video games. The company is also testing its new price structure at the store.
