New ConstructionKitchell Development commenced construction on Old Ranch Towne Center. The 287,000 sq.ft. project is located at Seal Beach Boulevard and I-405 in Seal Beach, CA. Anchors will include Target, Ralphs Supermarket, Bed, Bath & Beyond and Sav-On Drugs. Pad sites will be tenanted by Islands Restaurants and World Savings. Phase one is scheduled to open Spring 2001. The project will serve the communities of Seal Beach, Los Alamitos and Rossmoor in Orange County. Lauth Property Group is developing Southport Commons on a 64-acre site bounded by I-65, Emerson Avenue and Southport Road in Indianapolis, IN. The 504,000 sq.ft. center will be anchored by a 132,000 sq.ft. Home Depot and a 22,000 sq.ft. Rooms Express, a division of Kittles. Pad sites will be occupied by LongHorn Steakhouse, OCharleys, Pizzaria Uno and Taco Bell. The project has a daily traffic count of 77,000 cars. Menards and Meijer operate stores nearby. The site is expected to draw from the Greenwood, Columbus and Franklin suburbs of Indianapolis. A March 2001 opening is slated for the center. Benderson Development Co. and Myron M. Hunt, Inc. teamed up to purchase Mohawk Mall in Niskayuna, NY from Wilmorite. The 30-year old, 750,000 sq.ft. largely vacant mall will be redeveloped into a power center. Lowes home improvement stores committed to a 135,200 sq.ft. space and Price Chopper will open a 73,350 sq.ft. supermarket. Additional space will be available for in-line stores and outparcels. The new owners plan to start demolition late summer. Existing tenants of the mall, Marshalls, Media Play and Rex TV & Appliances, will continue to operate on the site in the new power center. Sigma National, Inc. is underway with the preleasing of Harbour View East Shopping Center in Suffolk, VA. Wal*Mart purchased a 20-acre parcel for $1.916 million at the site and plans to open a 206,700 sq.ft. store next spring. Consolidated Theaters will serve as a co-anchor with a 16-screen, 61,500 sq.ft. theater. The site fronts I-664 and College Drive. In-line space is available. National Realty & Development Corp. recently broke ground on Orange Plaza, a 900,000 sq.ft. shopping center in the Town of Walkill, Orange County, NY. The project, located on the former site of a one million sq.ft. vacant mall, will encompass a two-level power center. The upper-level will house a Wal*Mart Supercenter, Kohls and an existing Big Kmart. The lower-level will be anchored by an existing Home Depot, in addition to Bed, Bath & Beyond, Marshalls and The Rag Shop. North American Properties is developing Midpoint Center, a 250,000 sq.ft. power center with two anchor tenants and eight regional destination outparcels, located in Cape Coral, FL. A joint venture of Packard Development and Samuels & Associates, Packard-Samuels Development, is developing a 332,220 sq.ft. shopping center on Route 85 in Waterford, CT. The leasing plan entails a freestanding 45,720 sq.ft. building, a 12,000 sq.ft. freestanding building, three restaurant pad sites of 6,000 sq.ft. each and in-line spaces ranging from 56,000 sq.ft. to 7,200 sq.ft. The site will share a traffic light with a new Target and is located across from Crystal Mall, a 900,000 sq.ft. project anchored by Filenes, Sears, Macys and JC Penney. Home Depot and Toys R Us also operate nearby. In a five-mile radius resides a population of 89,076 earning $52,797 as the average household income.
