Grubb & Ellis is developing Del Oro Marketplace, a 100,000 sq.ft. project located at the southwest quadrant of College & Oceanside Boulevards in Oceanside, CA. Space is available. The project has been approved for fast-food and car wash pad sites. Demographics include a daytime work population of 6,758 within 1.5 miles of the center. Nearby retailers include Albertson’s, Ralph’s, Longs and Sav-On. The combined average daily traffic count is in excess of 125,000 cars. Signage standing 29 feet high has been approved for the intersection of College and Oceanside, and the center is located in the Rancho Del Oro Master Planned Community. The company is also developing Northridge Center, an 81,988 sq.ft. project located just west of Tampa Avenue on Parthenia Street in Northridge, CA. As much as 70,000 sq.ft. is available. The strip center is currently tenanted by Petco, and is undergoing a major renovation and expansion. Occupancy can occur during February 2001. Demographics show a population of 209,259 residing within three miles earning $67,911 as the average income. The average daily traffic count is 70,175 cars.

Primestor Development, Inc. is developing Lynwood Springs, a 90,000 sq.ft. shopping center located at the intersection of Freeway 105 and Long Beach Boulevard in Lynwood, CA. Space is available. The project will be anchored by a 40,000 sq.ft. supermarket, with junior anchors including a 16,784 sq.ft. drug store and a 16,050 sq.ft. retailer. Demographics show a population of 912,713 residing within five miles earning $40,496 as the household income. The combined average daily traffic count on the intersecting streets is in excess of 240,000 cars.

Harriss Holdings, LLC is currently pre-leasing Phase II of Marblegate, a 79,000 sq.ft. shopping plaza located at the intersection of Jones Creek and Coursey Boulevard in Baton Rouge, LA. 53,000 sq.ft. has been designated for a large user, 20,000 sq.ft. has been slated for small shops, while the remaining 6,000 sq.ft. has been designated for an endcap restaurant. Since the completion of Phase I nearly ten years prior, only one store has turned over in the center.

Washington D.C. plans to break ground on a 275,000 sq.ft., 23-acre project to be located in the city’s Northeast section, the city’s first major retail project in about 20 years. Anchors include Giant and Kmart. The city received $25 million in federal funding for the project, which is expected to cost nearly $60 million when completed. Giant and Kmart expect to break ground during April 2001, with openings scheduled for March 2002. Space is available.
