Hendon Properties Inc. plans to develop an additional 160 000 sq.ft. to 200 000 sq.ft. of retail space at the John’s Creek Town Center in Atlanta GA. The 300 000 sq.ft. center is located on 16 acres at the intersection of McGinnis Ferry Road and Peachtree Parkway and currently is anchored by Kohl’s Corp. Staples Michael’s and Kmart. The additional space will hold at least three anchor tenants. Construction is expected to begin in the first quarter of 2002.

Kowallis & Mackey Commercial Real Estate is developing Jackson Hole on a 11.3-acre site in Jackson WY. The center will be anchored by a 57 000 sq.ft. Smith’s Food & Drug Centers. Four pad sites that can accommodate buildings of 3 000 sq.ft. to 5 000 sq.ft. are available for restaurants banks retail stores and an office building. The mixed-use site also will house onsite dormitories for employees. Area demographics include a population of 18 251 residing in a five-mile radius of the development earning an average income of $78 216. The traffic count at the site is 20 345 vehicles daily. Retail lease rates are $23 to $24 psf annually NNN in the mixed-use building. Completion is slated for Spring or early Summer 2002. Construction began on Smith’s Food & Drug Centers and the mixed-use building in Summer 2001.

The Sembler Company and Noro Broadway Holding Co. are planning a $120 million redevelopment of the 379 230 sq.ft. Lindbergh Plaza in Atlanta GA. The existing shopping center will be demolished and 700 000 sq.ft. of retail space and 250 apartment units will be built on the 27-acre site at Piedmont Road and Syndey Marcus Boulevard. The project which is awaiting approval by Atlanta city officials is slated to be completed by 2005. Construction will not begin until 2003 following the expiration of the leases of the shopping center’s current tenants which include QuikTrip Kmart Office Depot Bennie’s Shoes and Big Lots. Home Depot which is adjacent to Lindbergh Plaza is not included in the redevelopment.

Agua Fria Promenade LLC is developing a 270 000 sq.ft. retail center on 30 acres in West Valley AZ called Agua Fria Promenade. The $1.6 million tract is located at the intersection of 91st Avenue and Northern Avenue. The center will be anchored by a grocery store and a big box retailer. Construction is slated to begin in April 2002 and shops are expected to open by Christmas 2002.

Hill Partners LLC is developing Latta Pavilion a 335 222 sq.ft. mixed-use development located on East Boulevard in Charlotte NC. The project consists of 19 000 sq.ft. of retail space for apparel lifestyle home furnishings and cafe/restaurants; 120 apartments; 100 condominiums; a 450-car parking structure and 13 100 sq.ft. of office space.

Westwood Group LLC acquired 20 acres on US 10 at Brye Road in Ludington MI for the development of a 120 000 sq.ft. community center. The center will be constructed in two phases and will include three outlots of 4 000 sq.ft 4 500 sq.ft. and 11 200 sq.ft. The project is adjacent to a Home Depot which is under construction and a Meijer Hypermart. The first phase which will include 79 400 sq.ft. is slated to begin in March 2002 and the center is scheduled to open in October 2002.

Continental Communities Ltd. proposed a plan to develop a village-like enclave of shops office and apartments called Atkins Circle in Charlotte NC. The project will be located on a 110-acre site comprised of 108 000 sq.ft. of retail and office space 14 000 sq.ft. of restaurant space and 800 luxury apartments in a town center setting at the intersection of Johnston and Community House Roads. The developer is finalizing plans for the site and awaiting rezoning approval from the Charlotte City Council.

Riverwood Properties LLC plans to develop Mt. Zion Promenade a $4.3 million 28 000 sq.ft. retail center in Morrow GA. The center will be constructed on three acres of a 5.31-acre parcel. The remaining land will be sold or developed by the company. The center will be comprised of 35% to 40% restaurant space with the remainder of the project available for shops. Construction is slated to begin this month and completion is scheduled for May 2002.
