Lease Signings


McCaffery Interests (703-351-9500) leased 25,000 sq.ft. to Borders Books & Music at Block E in Minneapolis, MN. The two-story store will join Game Works, Crown Theaters and Improv/Comedy Theater as an anchor of the 210,000 sq.ft. project. The center will be connected to the Target Center and City Center by skywalks upon completion scheduled for fall 2002.

CB Richard Ellis (602-735-5555) brokered the lease of 10,000 sq.ft. to The Stool & Dinette Factory at East Thunderbird Square-North in Phoenix, AZ. The 162,000 sq.ft. center is adjacent to East Thunderbird Square Shopping Center and is located at the intersection of Scottsdale Road and Tacoma Drive.

Benderson Development Company (716-886-0211) leased 11,555 sq.ft. to Bealls Inc. at Shops of Paradise in Manatee, FL. The company also leased 8,000 sq.ft. to Tuesday Morning at the center. Both stores will occupy space vacated by Planet Fun which is relocating to Desoto Junction.

The Gap, Inc. (856-802-4567) has signed a lease for 19,095 sq.ft. at Crossgates Mall in Albany, NY for its Gap 2000 concept that will carry products from The Gap, Gap Kids, Baby Gap and the new Gap Body line. The center will also add a J. Crew, Hollister Co. and Journeys in the coming months.

JBG Rosenfield (301-657-0700) leased 56,000 sq.ft. to Safeway Food & Drug to expand its existing 44,000 sq.ft. store at Burke Centre Shopping Center in Burke, VA. The expansion will be completed in 2002. Kohl’s leased the former Hechinger location at the center and Starbuck’s Coffee will tenant the 1,500 sq.ft. former Parkway Vet pad building. The company brokered a 25-year lease with Giant Food for the 51,000 sq.ft. former Hechinger site at Alexandria Commons in Alexandria, VA. The company also brokered a 10-year lease with Baja Fresh for the former Boston Market space at the center.

Grubb & Ellis (858-546-6800) brokered the lease of 1,675 sq.ft. to Coast to Coast Wireless on Miramar Road in San Diego, CA. The five-year termed lease has a consideration of $170,850.

Retail Estate (305-441-2911) brokered leases with the following tenants for the Belz Enterprises-owned Festival Bay Mall in Orlando, FL: Hilo Hattie, Kahunaville, Brainfood Books, Scanport, Toys International, The Nature of Things, Wizards of the Coast, Villazo Cafe, For Your Entertainment, Pacific Sunwear, Eyetems, Mr. Rags, The Children’s Place, Thomas Kinkade Gallery, The Icing, Journeys, A & W and Jus D’Orange.

The Cafaro Company (330-747-2661) brokered the lease of 7,502 sq.ft. to Lifeway Christian Store at Governor’s Square Plaza in Clarksville, TN. The company also brokered the lease of 1,153 sq.ft. to Electronics Boutique at Kentucky Oaks Mall in Paducah, KY.

Sugarland Properties Incorporated (281-242-2000) brokered the lease of the following spaces at Town Center Lakeside in Sugar Land, TX: Busy Body, Inc. leased 4,092 sq.ft. and was represented by Trammell Crow; Payless Shoe Source took 2,800 sq.ft. and was represented by Sabre Properties; Sally Beauty Supply leased 1,400 sq.ft. and was represented by Trammell Crow and Achiammo E. Chacko took 1,200 sq.ft. for an eyewear store. The company also brokered the sale of two outparcels at the center: Houston Federal Credit Union acquired 2.7 acres and Becks Prime acquired 1.09 acres for a drive-thru. The center is anchored by a 175,000 sq.ft. SuperTarget.

Capital Realty Advisors (561-624-5888) brokered the lease of 1,800 sq.ft. to Korea House Restaurant at The Village Shopping Center in Austin, TX. The center is located on West Anderson Lane.

NAI Isaac Commercial Properties, Inc. (859-224-2000) brokered the lease of two central KY restaurant locations to Popeye’s Chicken. The sites are located on Nicholasville Road in Lexington, KY and on Imperial Way in Nicholasville, KY. AJB Investments is the local Popeye’s franchisee. NAI Isaac also assisted in terminating a lease on New Circle Road in Lexington, KY. The three transactions were valued at over $1.35 million.

M&H Realty Partners (415-693-9000) signed leases with the following tenants for the Esplanade in Oxnard, CA: T.J. Maxx, Nordstrom Rack, Bed Bath & Beyond, Borders Books & Music, Old Navy, Cost Plus World Imports, Clothestime, Tilly’s Clothing and Shoes, Shoe Pavillion, Sprint, GNC, Subway, Mattress Discounters, CasualMale Big & Tall, Catherine’s Plus Size, Anchor Blue, Pay Less Shoes, Starbucks and Ozeki’s Noodles. Home Depot is building a store on the adjacent lot to the center which is being de-malled after it closed in 1999. The center is scheduled to open in October. The second phase will be anchored by Staples and will open in 2002.

The Sembler Company (727-384-6000) signed the following leases at Bay Walk Shopping Center in St. Petersburg, FL: Being leased 3,629 sq.ft.; Five Fish took 1,138 sq.ft.; GBX Shoes leased 1,093 sq.ft.; Sunglass Hut/Watch Station took 479 sq.ft. and TCBY took 921 sq.ft. The company leased 2,500 sq.ft. to Fletcher Music Centers at Citrus Center in Hernando, FL. The company leased 58,267 sq.ft. to Belk Department Store at the Henry Town Center in McDonough, GA. Blockbuster leased 4,000 sq.ft. and GNC took 900 sq.ft. at Cocoa Commons in Cocoa, FL. The company leased 70,000 sq.ft. to Bealls Department Store and 12,000 to Bealls Outlet Stores at Jacaranda Crossings in Venice, FL. The company also leased 40,817 sq.ft. to Kash N’ Karry at Keystone Crossings in Citrus Park, FL. Future Laundry of Puerto Rico and Professional Pet Center each leased 2,360 sq.ft. at Juncos Plaza in Juncos, PR. The company also signed the following leases: Marshall’s took 29,500 sq.ft. at Manati Plaza in Manati, PR; Family Dollar leased 7,577 sq.ft. at Regency Square in New Port Richey, FL; Publix Supermarkets leased 27,888 sq.ft. at Riverside Market Square in Jacksonville, FL; Aaron Rents leased 10,800 sq.ft., Premier Pawn & Jewelry took 1,800 sq.ft. and St. Cloud Jewelers leased 900 sq.ft. at Westgate Plaza in St. Cloud, FL; Just Bargains took 2,800 sq.ft. and Bubba Sports Company leased 1,900 sq.ft. at Woodlands Square in Oldsmar, FL and Dress Barn leased 7,200 sq.ft., Clothestime took 3,500 sq.ft. and Hangups leased 1,600 sq.ft. at Woodstock Square in Woodstock, GA.

Mid-America Real Estate Group/ChainLinks (630-954-7300) brokered the following leases in IL: Star Shoes leased 9,355 sq.ft. at Howard & Western Shopping Center in Chicago; the City of Chicago Department of Revenue leased 8,000 sq.ft. for a payment center and Dollar Tree took 5,300 sq.ft. at Kedzie Plaza South in West Branch; Tuesday Morning leased 3,840 sq.ft. to expand its Market Meadows store in Naperville to 10,720 sq.ft and Bath & Body Works leased 2,400 sq.ft. at Townline Commons in Vernon Hills. The company also brokered two leases at Elk Crossing Shopping Center in Elk Grove Village, IL: Bath & Body Works took 3,000 sq.ft. and Voice Stream Wireless leased 1,500 sq.ft.

McClinton & Company (334-270-9653) brokered the lease of 4,000 sq.ft. to The Alanta Bread Company at phase II of the Festival Plaza Shopping Center in Montgomery, AL. The center is anchored by RaveMotion Pictures and will also be tenanted by a 1,600 sq.ft. Marble Slab Creamery and a 1,600 sq.ft. Cingular Wireless store.
