The Sembler Co. and Zom Development, Inc. are developing a mixed-use project that will consist of apartments and retail space in St. Petersburg, FL. The retail portion of the project, which will be called University Village, is being developed by The Sembler Co. Retail components include a 27,000 sq.ft. Publix supermarket and a shopping center. The residential portion of the project, which is being developed by Zom Development, Inc., will consist of 250 apartment units and be called the Madison, Phase 2. The Sembler Co. also is developing the retail portion of Publix at Riverside Village, a neighborhood center located in Jacksonville, FL. The center will be anchored by a 28,000 sq.ft. Publix and include 14,560 sq.ft. of additional retail space. The center also will include a 254-unit upscale apartment complex that is being developed by Lincoln Properties. Area demographics include a population of 197,029 residing in a five-mile radius earning an average household income of $38,955. Publix at Riverside Village is projected to open in the Spring.

James Kaplan Companies, Inc. is developing two retail projects in IL. Construction will begin this Spring on Dowie Commons, which is located at the intersection of Route 173 and Sheridan Road in Zion, IL. Proposed tenants include Baskin Robbins/Dunkin’ Donuts and Fantastic Sams. Spaces from 1,200 sq.ft. are available. The company also is breaking ground on a 7,500 sq.ft. convenience center in Aurora, IL. The center is adjacent to BPAmoco, McDonald’s and an auto repair facility. The Macerich Co. is expanding the Redmond Town Center, a 400,000 sq.ft. outdoor lifestyle center in Redmond, WA. Plans call for the center to expand to 1.8 million sq.ft. and include a seven-level, 262-room Marriott hotel and a 110,000 sq.ft. Bon Marche department store, which is expected to open in Fall 2003. The center currently is tenanted by Borders Books & Music, Eddie Bauer, Bed Bath and Beyond, Larry’s Market and Loews Cineplex.

Stenz Development Corp. is developing the 15,000 sq.ft. Noblesville Retail Center on SR37 in Noblesville, IN. The average daily traffic count at the site is more than 40,000 vehicles. Rental rates are between $13 and $15 psf and 7,000 sq.ft. of space is available. The strip center is expected to open in June. The company also is developing the Old Jeff Center in Lafayette, IN. The project, which includes the adaptive re-use of the historic Jefferson High School, will feature 30,000 sq.ft. of retail space, 72 senior apartments, office space and market-rate housing. Opening is expected in the first quarter of 2003.

Milliken Development Corp. and Vulcan Inc. are developing 2220 Westlake at the intersection of Westlake and Benny Streets in Seattle, WA. The 975,000 sq.ft. project will feature 260 condominium units and retail and office space. The development also will contain a 16,000 sq.ft. landscaped plaza. The center will be anchored by a 48,000 sq.ft. QFC supermarket. Construction is expected to begin in the Summer.

The Klein Group LLC is developing two strip centers near a Wal*Mart Supercenter in Savoy, IL. The centers will face each other and the GLAs are 10,000 sq.ft. and 12,000 sq.ft. Construction began last month and the centers are expected to open in June.

Neyer Properties, Inc. is developing the Newport Promenade, a mixed-use project consisting of residential and retail components located in Newport, OH. The company plans to include single-family homes and a shopping center. Construction on the residential portion of the project is expected to begin in the Spring. The retail portion of the project will consist of two anchor stores, smaller retail speciality shops and as many as five restaurants.

Courtelis Co. is redeveloping the Lakewood Mall in Margate, FL. The facade of the existing center will be renovated and the project will include new signage, landscaping and lighting. Existing tenants include GNC, Radio Shack, Burger King, Boston Market, McDonald’s and Linen Supermarket. An existing 95,750 sq.ft. Kmart and 78,662 sq.ft. of shop space will be demolished and replaced with a 165,000 sq.ft. Kmart Supercenter, a 30,060 sq.ft. Marshalls junior department store and 18,480 sq.ft. of retail shop space. In addition, Walgreens will occupy a new 15,000 sq.ft. freestanding building. The overall project will be 351,730 sq.ft. Kmart and Marshalls are expected to open in the Fall.

Cleveland-White Realtors is developing a 17,000 sq.ft. retail center at the intersection of Mills Gap Road and U.S. 25 in South Ashville, NC. Eckerd Corp. has leased 11,000 sq.ft. of the project for a freestanding drug store. The remaining 6,000 sq.ft. will be leased to additional retailers, including a foodservice provider. The project is expected to be complete in May.

KOPF Properties is developing the second phase of the 140,000 sq.ft. Avon Lake Towne Center in Avon Lake, OH. The center currently is anchored by Tops Supermarket and Walgreens. Other tenants include Blockbuster, Atlanta Bread Co. Cafe, GNC and Hallmark. The second phase, which will be attached to the existing center, will be 140,000 sq.ft. Area demographics include a population of 60,000 residing in a five-mile radius earning an average household income of $91,699. The average daily traffic count at the site is more than 27,000 vehicles. Spaces from 1,600 sq.ft. to 32,000 sq.ft. are available, in addition to three one-acre outlots. Construction will begin in the Spring/Summer 2002.
