CB Richard Ellis Retail Services is developing a strip center anchored by IHOP in Rancho Santa Margarita, CA. The yet-to-be named 100% pre-leased 13,000 sq.ft. center also will include a Subway, Nick N Willy’s Pizza, MVP Sports, a beauty supply store, a dentist and a dry cleaner. The center is expected to benefit from the completion of the extension of Avenida De Las Banderas over the 241 Freeway.

Breslin Realty Development Corp. is developing the second phase of The Hub, located in downtown Hempstead, NY. The 45,000 sq.ft. expansion is anchored by Chuck E. Cheese’s and Danice Stores, while 20,000 sq.ft. is available for additional tenants. Current tenants at the center include Home Depot, Stop & Shop, Old Navy, Chase Manhattan Bank, Ashley Stewart, GNC, Payless Shoes, The Avenue and AT&T. A third and fourth phase is contemplated in the near future.

Brentwood Management Corp. is developing a 32,000 sq.ft. project on Chester Avenue in Yeadon, PA. The project, which will be on a land area of 3.7 acres, will have three tenants, including Sovereign Bank. The former Acme site was auctioned on April 30, with Brentwood Management Corp. as the sole bidder.

Grubb & Ellis is leasing the expansion of the Catalina Village Center, a retail center with available spaces of 1,080 sq.ft. to 6,078 sq.ft. in Tuscon, AZ. The site is located at the intersection of Pantano and Wrightstown Roads. The center is scheduled for a September 2002 completion. Asking rent is $14 psf NNN with a vanilla shell and a $3 psf tenant improvement allowance. NNN charges are currently estimated at $3.28 psf annually. Area demographics include a population of 224,120 within five miles earning $52,115 as the average household income. The average daily traffic count at the site is 86,400 vehicles.

Stonegate Realty is developing the 25,000 sq.ft. Prominence Shops at Liberty Park, a center on a land area of 3.5 acres located at the intersection of Interstate 459 in Vestavia Hills, AL. Cotenants will include Compass Bank, Pannell Pharmacy, an ice cream parlor, a Mexican restaurant and administrative offices. Space from 1,500 sq.ft. to 7,500 sq.ft. is available. Asking rents range from $18 psf to $20 psf with $0.50 psf annual escalations with an estimate of $3.50 for CAM and taxes.

The Ireland Companies is developing a 75,000 sq.ft. neighborhood/community retail center located in Weston, FL at the corner of Weston Road and Blatt Boulevard. Construction will begin this summer with completion scheduled for Fall 2003. The project will include a 15,000 sq.ft. Walgreens. The company has outparcels available for a 3,500 sq.ft. bank with two drive-thru lanes, a freestanding restaurant of up to 7,000 sq.ft. and a freestanding retail building of up to 6,000 sq.ft. A single-story in-line retail/office building can accommodate tenants ranging in size from 1,200 sq.ft. to over 10,000 sq.ft.

Antonoff & Co. is pre-leasing Broadlands Marketplace, a 94,000 sq.ft. center in Broomfield, CO at the intersection of 144th Avenue and Lowell Boulevard. The center will be anchored by Safeway. Piedmont Center Properties is preleasing Chatham Square, a 182,000 sq.ft. center in Pittsboro, NC. The 49-acre development will be located on Highway 15/501 at the U.S. 64 Bypass exit. The center will have space for up to five outlots.
