Pasbjerg Development Co. is developing the Home Depot Shopping Center, a 275,000 sq.ft. power center located at the intersection of Route 72 and Route 9 in Manahawkin, NJ. The center will be situated on 40 acres and anchored by Home Depot. Other tenants will include Applebee’s Neighborhood Grill and Bar and Ocean First Bank. Spaces up to 131,000 sq.ft. are available. Neighboring retailers include Super Shop Rite, Kmart, Wal*Mart and Pathmart. Construction began in November and completion is slated for this year. The company also is developing the first phase of the Jackson Plaza on Highway 526 in Jackson, NJ. The center will encompass 300,000 sq.ft. and include a 70,000 sq.ft. Super Shop Rite, which is expected to open this month. In addition, the company is developing the County Line Center at the intersection of County Line Road and Harmony Road in Ocean County, NJ. The center has approvals for 130,000 sq.ft. with two freestanding pads available.

Robertson Properties Group is developing Ventura Gateway, a 276,000 sq.ft., open-air lifestyle center on 26 acres in Ventura, CA. The project is being created with a main street/village theme, shaded plazas, outdoor seating, dining areas and fountains. Tenants will include Kohl’s, Barnes & Noble, Pier 1 Imports, Linens ‘n Things, Macaroni Grill and Applebee’s Neighborhood Grill and Bar, as well as 30,000 sq.ft. of smaller shop space ranging from 1,200 sq.ft. to 8,000 sq.ft. The first phase of shops, which will include Kohl’s, will open in July, with the remainder of the retailers expected to open in Spring 2003.

Sigma National, Inc. is developing the Cedar Valley Shopping Center in Williamsburg, VA. The 400,000 sq.ft. power center will be anchored by Wal*Mart and Lowe’s. Area demographics include a population of 69,053 residing in a 10-mile radius earning an average household income of $51,891. The center will be located at the intersection of Route 199 and International Parkway, which have an average daily traffic count of 28,000 vehicles. Spaces of 2,000 sq.ft. to 18,000 sq.ft. are available. Neighboring retailers include Williamsburg Pottery and outlet malls. Construction is expected to begin this Summer.

Lagestee-Mulder Inc. is proposing a shopping center on a 13-acre parcel at the intersection of LaGrange and LaPorte Roads in Mokena, IL. The center would be anchored by a 45,000 sq.ft Bay Furniture and include other retail shops. If approved, construction of the first phase, the furniture store, will begin this Spring, with completion slated for the Summer. The second and third phases of the center will include outlot space for restaurants on LaGrange Road and an additional 78,400 sq.ft. of retail space.

AIG Baker Shopping Center Properties LLC is developing the Vestavia Hills City Center on Lakeshore Drive in Vestavia Hills, AL. The center will encompass 400,000 sq.ft. following the renovation of the Vestavia Hills Mall and the addition of a movie theater, restaurants and retail space. Stein Mart anchors the existing center where 14,200 sq.ft. of space is available. Rave Motion Pictures will build a 12-screen, 42,000 sq.ft. cinema that will open in November and a 54,340 sq.ft. Publix supermarket with an adjoining 24,000 sq.ft. of shop space is slated to open in August. Plans also call for 16,000 sq.ft. of office space that could accommodate a restaurant or retailer.

AAC Real Estate Services, Inc. is developing the second phase of the Brier Creek Commons shopping center in Raleigh, NC. Brier Creek Commons is the retail portion of Brier Creek, a 1,900-acre mixed-use development. The first phase includes a 108,532 sq.ft. BJ’s Wholesale Club. The second phase will include 21 retailers and adds 248,935 sq.ft. to the shopping center. Tenants will include a 45,000 sq.ft. Dick’s Sporting Goods as well as Michaels, PetsMart, T.J. Maxx, HomeGoods and Rack Room Shoes. The center’s outparcels will consist of chain restaurants. Upscale restaurants will be located in the lifestyle center, which is the third phase of the project. The lifestyle center, which will be anchored by a movie theater, will be a large pedestrian-oriented entertainment area in the middle of Briar Creek that will tie into the nearby office and residential development. The third phase is slated to open in Spring 2003, adding about 368,430 sq.ft. to the center. When complete, Brier Creek Commons will have 750,000 sq.ft. of retail space.
