Capstone Property Group, Inc. is proposing to develop a 300,000 sq.ft. power center on Highway 401 at Cliffdale Road in Fayetteville, NC. The 46-acre site is located between a center anchored by Food Lion, CVS and Family Dollar and a Wal*Mart Supercenter. Area demographics include a population of 56,903 residing in a three-mile radius and 167,867 residing in a 10-mile radius. The project can accomodate anchors of 125,000 sq.ft. and outparcel users.

Hopkins Real Estate Group is developing Highridge Crossing, a 70,000 sq.ft. shopping center on a 7.39-acre parcel located at the intersection of Copper Hill Drive and Newhall Ranch Road in Valencia, CA. The project is scheduled to break ground in the Fall with completion slated for Spring 2003. The center is 50% preleased.

Price Property Co. is developing the Southmarket Shopping Center at the intersection of 135th and State Line in Kansas City, MO. The center will have more than 540,000 sq.ft. of retail space on a 60-acre tract. A 210,000 sq.ft. Wal*Mart Supercenter and a 135,000 sq.ft. Lowe’s will anchor the center. An additional 65,000 sq.ft. of retail space will be available for stores and nine freestanding users. Construction began in September and completion is slated for this Summer. Pad sites are available for $18.50 psf and spaces of 5,000 sq.ft. to 100,000 sq.ft. are available for $12 psf to $20 psf.

Ocean Colony Partners is proposing a $100 million development in Half Moon Bay, CA that would include 225 homes, 54 apartment units and 165,000 sq.ft. of office and retail space. The center also will include a middle school, a Boys and Girls Club, a community garden and 60 acres of open space.

The Sembler Co. is developing Riverside Market Square, a 56,536 sq.ft. strip center at the site of the former Riverside Hospital in Jacksonville, FL. The center will be anchored by Publix and other tenants will include Starbucks, Quiznos, H&R Block and Mail Boxes Etc. Available spaces range from 1,000 sq.ft. to 6,000 sq.ft. Area demographics include a population of 29,243 residing in a two-mile radius earning an average household income of $48,658. The daytime population within a two-mile radius is 44,699. The center is located at the intersection of Riverside, which has an average daily traffic count of 17,000 vehicles, and Margaret Road, which has an average daily traffic count of 15,000 vehicles. Market and asking rents are $25 psf, with CAM of $2.50 psf and taxes of $2 psf. The center is expected to open in June.

Kopf Properties is developing the 88,000 sq.ft. second phase of the Avon Lake Towne Center in Avon Lake, OH. The center is located at the signalized intersection of Interstate 90 and Walker Road, which have an average daily traffic count of 27,000 vehicles. Spaces up to 32,000 sq.ft. are available as well as an outlot of 1.46 acres. The 100,000 sq.ft. first phase of the center is anchored by Tops Supermarket, Blockbuster and a freestanding Walgreens. Area demographics include a population of 27,000 residing in a three-mile radius earning an average household income of $92,273. Competing centers in the immediate area include Avon Commons.

Construction is expected to begin in April and completion is slated for October. Tenants will include Starbucks and Winchells. Area demographics include a population of 269,114 residing in a three-mile radius earning an average household income of $54,971. The average daily traffic count for the site, which is located at the intersection of Artesia and Prairie Roads, is 70,000 vehicles. The asking monthly rent is $2.50 psf with a CAM of $0.45 psf.

Tenants will include Kohl’s, Barnes & Noble, Pier 1 Imports, Linens ‘n Things, Macaroni Grill and Applebee’s Neighborhood Grill & Bar. The center has 30,000 sq.ft. of smaller shop space available ranging from 1,200 sq.ft. to 8,000 sq.ft. The first phase of shops, including Kohl’s, will open in July. Aspen Group is developing the Shoppes at Clemente Ranch in Chandler, AZ. The center, located on 3.9 acres, will be anchored by a 62,500 sq.ft. Fry’s grocery store. About 34,000 sq.ft. of space has been preleased to community-service tenants. The grocery store opened in January and the rest of the center is expected to be complete late this Summer.
