Pacific Development Group and Colonies Crossroads, Inc. are developing Colonies Crossroads, a 110-acre retail project located at the intersection of the Foothill Freeway extension and Campus Avenue in Upland, CA. Tenants will include Target, Kohl’s and Chick’s Sporting Goods. Other tenants expected to open include a linens store and a pet supply store. Colonies Crossroads will be developed as part of The Colonies at San Antonio, a 434-acre master-planned community comprised of 1,100 single-family homes, 60 acres of open space and more than 1.1 million sq.ft. of promotional and specialty retailers. The average daily traffic count at the site is 152,000 vehicles. The expanded trade area demographics include a population of more than 470,000. Average household incomes within one mile of the project are more than $110,000. The residential units are under construction. Construction on the retail portion of the project is expected to begin during October, with completion slated for Summer 2003. First Interstate Properties, Ltd. is developing Legacy Village, a 635,000 sq.ft. regional lifestyle center in Lyndhurst, OH. The center will be anchored by Crate & Barrel, The Cheesecake Factory, Expo Design Center, Galyan’s Trading Co. and five Talbots concepts. Area demographics include a population of 252,935 residing within a five-mile radius earning an average household income of $74,338. ELG Commercial Corp. is developing Braeman Village Center at the intersection of Unton Hall Road and Sudley Manor Drive in Gainesville, VA. The 96,500 sq.ft. center will be anchored by Safeway. Spaces are available from 2,000 sq.ft. to 30,000 sq.ft. Groundbreaking is slated for June and completion is expected by January 2003.

Green Street Properties, LLC plans to develop Glenwood Park, a mixed-use project located on a 28-acre abandoned industrial site in Atlanta, GA. The development plans call for a pedestrian-friendly neighborhood with residential, retail and office uses. The project will comprise 40 to 50 detached home lots, 60 to 75 lots of attached housing, a five-acre to six-acre site for a private elementary school, a large public park and two smaller public squares, 250 to 300 multifamily residences, 50,000 sq.ft. to 75,000 sq.ft. of office space and 60,000 sq.ft. to 80,000 sq.ft. of retail space. The office, retail and most multifamily uses will be located in about 10 to 15 buildings. About half of these buildings are expected to be mixed-use with retail space on the ground floor and either residential or office space above, and about half are expected to be purely residential buildings. Desired retail tenants include a small grocery store, a health club, restaurants, a bakery and an office supply store. Construction of Glenwood Park is planned to begin during early Fall.

The Ainbinder Co. is developing RiverPark Shopping Center at the intersection of U.S. 59 and State Highway 99 in Sugarland, TX. The first phase of the project will consist of about 300,000 sq.ft. The center will be anchored by a 78,000 sq.ft. H.E.B. grocery store. Other tenants will include Walgreens, Bank of America, Hallmark and Whataburger. Construction on the 90% preleased center began last month. In addition, construction also has begun on a 100,000 sq.ft. Star Furniture store located on a five-acre outparcel at the shopping center. The furniture store is expected to open during the Summer. Other retailers in the center are scheduled to open throughout the Fall with H.E.B slated to open during late 2002.

The Mills Corp. is developing a mixed-use project at Piers 27-31 in San Francisco, CA. The project will include a YMCA facility, retail, restaurant and office space, open space and outdoor facilities. The piers, which are deteriorating, will be rebuilt.

Brody Zimmer Development LLC is developing Mayfaire Town Center, a 750,000 sq.ft. center located in Wilmington, NC. The first phase of development will be 352,071 sq.ft., the second phase will be 245,684 sq.ft. and the third phase will be 91,259 sq.ft. The center will be part of the 394-acre Mayfaire community, which will include single and multifamily housing and office space. Area demographics include a population of 162,822 residing within a 10-mile radius earning an average household income of $65,615. Tenants will include Linens ‘n Things, Barnes & Noble, Gourmet Grocer, J.Crew, Banana Republic, Ann Taylor, Pier 1 Imports, Williams-Sonoma, Chico’s, Victoria’s Secret, Eddie Bauer and Pottery Barn. Brody Zimmer Development LLC is a joint venture between Zimmer Development and Brodyco. Opening is slated for June 2003.

Montalvo Square LLP is developing Montalvo Square, a 240,000 sq.ft. mixed-use center that will be built on Victoria Avenue in Ventura, CA. The center will be tenanted by a 50,000 sq.ft. L.A. Fitness, a 58,000 sq.ft. Ralphs grocery store, a 24,000 sq.ft. Long’s Drugs in addition to 22 businesses, including restaurants, banks and retailers. About 6,000 sq.ft. of retail space is available. L.A. Fitness opened in March, with the rest of the retailers slated to open during the Summer. The project also will include about 40,000 sq.ft. of office space. AFC Commercial Real Estate is handling leasing for the retail side of the project.
