Grubb & Ellis is developing The Center at Ford Field, a reconstructed warehouse facility that adjoins Comercia Park in Detroit, MI. The 350,000 sq.ft. project will include 100,000 sq.ft. of retail space, 100,000 sq.ft. of office space and a 240-room hotel. Ford Field is expected to draw an annual attendance of about one million guests and Comerica Park is expected to draw more than two million people annually.

Block & Co. is developing the second phase of the Liberty Town Center, located at the intersection of Interstate 35 and Barry Road in Kansas City-Liberty, MO. The project includes a SuperTarget, Michaels and Office Depot. Current tenants at the center include Home Depot and Hallmark Cards. Construction for the second phase began in the Spring. A third phase, which will include an additional 300,000 sq.ft., is planned for completion during 2003.

Win Properties, Inc. is redeveloping Triangle Plaza at the intersection of Capital Boulevard and Old Wake Forest Road in Raleigh, NC. The center previously was known as the Pack ‘n Save Shopping Center. The lead anchor for the project will be Best Buy. The company plans to add at least one more anchor for the renovated project, as well as satellite shop tenants. Triangle Plaza will have a new facade and other improvements.

The Carpenter Realty Group is developing Carpenter Village, a 108,000 sq.ft. retail center located at the intersection of Memorial Boulevard and Ridgely Road in Murfreesboro, TN.

The Swiss Group, Inc. is preleasing four projects that are under development in IN. Up to 175,000 sq.ft. is available at Sunnyside Corners, a 182,000 sq.ft. convenience strip center located at the intersection of Pendleton Pike and Sunnyside Road in Indianapolis. Anchor, small shop and outlot spaces are available. The first phase will consist of Walgreens, two outlots and 13,000 sq.ft. of shop space. The second phase will consist of up to 160,000 sq.ft. of anchor space. Neighboring retailers include Kroger and a Wal*Mart Supercenter. The company is preleasing spaces from 1,400 sq.ft. to 16,000 sq.ft. at Sandstone Commons, which is located at East 116th Street and Brooks School Road in Fishers. The site is located adjacent to a proposed National City Bank and across from a proposed Marsh Supermarket and Village Pantry. The average household income for the trade area is $93,921. The company also is preleasing up to 6,000 sq.ft. at the 6,600 sq.ft. Westfield Shoppes, located at the intersection of 151st Street and U.S. 31 North in Westfield, IN. Retail Properties Ltd. is developing Hamilton Road Plaza, a 95,000 sq.ft. strip center located at the intersection of Morse Road and Route 161 in Columbus, OH. The Chevy Chase Land Company of Montgomery County, MD is redeveloping the Chevy Chase Center, a 412,000 sq.ft. mixed-use center located on four acres at the signalized intersection of Wisconsin and Western Avenues in Chevy Chase, MD. The neighborhood center includes retail space, an eight-story office building and two high-end fashion buildings. Anchors include a grocery store and Clyde’s restaurant. Area demographics include a population of 142,000 residing within a three-mile radius earning an average household income of $88,000. Neighboring retailers include Lord & Taylor, Neiman Marcus and Saks Fifth Avenue. The market rent is in the $50 psf range. Construction is expected to begin during the first quarter of 2003 and completion is slated for the first quarter of 2005.

Armada Hoffler is developing The Town Center of Virginia Beach, a mixed-use main street style center in Virginia Beach, VA. The 832,500 sq.ft. center will feature retail, dining, entertainment, office and apartment components with landscaped, brick-paved sidewalks and open green spaces with fountains. The retail space will include a mix of high-end, specialty stores offering apparel, cosmetics, hard goods, gifts, books, music, sporting goods, housewares, electronics and personal-service facilities. Also featured will be restaurants, cafes, a comedy club, a performing arts center and cinemas. Singer Properties is developing York Commons, a 700,000 sq.ft. mixed-use center on an 80-acre parcel in Dayton, OH. The project is located off of the new Interstate 75 Interchange, in an area that previously was not easily accessible from the highway. The interchange is slated for completion during late 2002. Anchor space is available. Existing outparcel tenants include Sam’s Club, Max and Erma’s, Marriott, Lone Star, Outback Steakhouse, Joe’s Crabshack, Don Pablos and Skyline Chili. Area demographics include a population of 127,509 residing within a five-mile radius earning an average household income of $51,108. The project is located at the intersection of Interstate 75, which has an average daily traffic count of more than 95,000 vehicles, and Interstate 70, which has an average daily traffic count of more than 70,000 vehicles.

GW Jones & Sons is developing Valley Bend at Jones Farm in Huntsville, AL. The first phase of the center is located on 42 acres on Carl T. Jones Drive. Tenants will include SuperTarget, Barnes & Noble, Famous Footwear, Bed Bath & Beyond, Corr Wireless, Wendy’s, Walgreens, Chili’s, Pier 1 Imports, Marshalls, Ross ‘Dress for Less’ and PetsMart. Long-term plans include three additional phases of development for expansion over 110 acres and a total of 800,000 sq.ft. of retail space. HW Marketplace, LLC is developing Sunset & Vine, 90,000 sq.ft. of street-front retail located at the intersection of Sunset and Vine in Hollywood, CA. The project will be anchored by Borders and Bed Bath & Beyond. Retail spaces from 1,000 sq.ft. to 20,000 sq.ft. are available. The project also will include 300 luxury residential units. Koman Properties, Inc. is developing the third phase of State Street Shopping Center in East St. Louis, IL. The 15,600 sq.ft. center is located on about one acre on State Street. The third phase will include 8,400 sq.ft. Current tenants include Fashion Cents, Footlocker and Imo’s Pizza. The average daily traffic count at the site is 21,600 vehicles. Market and asking rents are $13 psf NNN, with CAM of $1 psf and taxes of $1.25 psf. Groundbreaking is slated for this Summer with completion expected by late Fall. The company also is renovating Nameoki Village Shopping Center in Granite City, IL. The 141,791 sq.ft. center is located on 13.36 acres on Nameoki Road. The center currently is tenanted by CVS, Ponderosa, Payless Shoes, Wendy’s and Pizza Hut, as well as Shop N’ Save, which will move into 69,000 sq.ft. of renovated space. The average daily traffic count at the site is 42,400 vehicles. Neighboring retailers include Kmart and Schnucks. Market and asking rents are $15 psf. Available spaces include 12,311 sq.ft. of renovated space plus up to three outlots.
