Faison & Associates is redeveloping South Square Mall, adding a Target and Sam’s Club store surrounded by about a dozen smaller shops and restaurants. Target is slated for a Spring 2004 opening. The project would include 14 parcels on a land area of 52 acres, with 2,417 parking spaces and 100 bicycle parking spaces. Three existing businesses, Office Depot, Firestone and Chick-fil-A would remain. The new center would be one story and contain a total GLA of 431,976 sq.ft.

Equity Real Estate is preleasing a retail center located at 600 East Main Street in Hebron, OH. The center is adjacent to a new 50,302 sq.ft. Kroger supermarket. Phase 1 will include 30,000 sq.ft. of retail shop space, as well as outparcels. The total planned project size is 141,372 sq.ft. The company also is preleasing North Bechtle Square II, a center located in Springfield, OH. The center is tenanted by Wal*Mart, Meijer, Home Depot, Lowe’s Home Improvement, Big Bear, Target, OfficeMax, Kroger, Goody’s and Toys "R" Us. Area demographics include a population of 105,417 within 10 miles earning $50,358 as the average household income. The company also is preleasing a supermarket-anchored center located at the intersection of Big Run South and Holt Road in Grove City, OH. Westminster Development is preleasing a site located on a land area of 3.17 acres at 800 South Market Street in Elizabethtown, PA. The site is ready for commercial/retail development and is located between Advance Auto Parts and Waypoint Bank. Area demographics include a population of 35,000 within five miles earning $50,000 as the average household income. The company will sub-divide. The company is proposing a 22,000 sq.ft. strip center or a freestanding build-to-suit location.

Kite Development Co. is developing Erskine Village, a 500,000 sq.ft. center situated on a land area of 58 acres at the intersection of Ireland Road and Miami Street in South Bend, IN. The center is being developed at the site of the Scottsdale Mall, an 800,000 sq.ft. mall which will be torn down. The company is planning to build pedestrian walkways and put in park benches. The front of the site along Ireland Road will contain retailers housed in at least nine buildings that range in size from 3,200 sq.ft. to 12,800 sq.ft. T.G.I. Friday’s, Applebee’s and Ritter’s Frozen Custard will remain at the site. The entire site will contain about 471,000 sq.ft. of retail space and about 30,900 sq.ft. of restaurant space.

Menin Development Cos., Inc. acquired the Shoppes at St. Lucie West, a 201,000 sq.ft. center located at the intersection of St. Lucie West Boulevard between the Florida Turnpike and Interstate 95 on a 28-acre parcel in Port St. Lucie, FL. The acquisition is the first step in the creation of an open-air retail development in the Treasure Coast area of south FL. The company is currently in the process of acquiring an 18-acre parcel adjacent to the Shoppes at St. Lucie West. By adding new retail space to both the existing portion of the shopping center and on the adjacent parcel, Menin plans to create a 500,000 sq.ft. retail complex. Construction on the expansion is expected to commence early next year. Completion is slated for early 2005. The center will feature a 48,890 sq.ft. Publix supermarket, a 114,500 sq.ft. Kmart and Radio Shack and GNC. The center is 100% occupied.

NAI Isaac Commercial Properties, Inc. is redeveloping an older center and has renamed it Keithshire Place, located at the intersection of Keithshire Way and Reynolds Road. New additions to the 110,000 sq.ft. center include the Parent-Teacher Store, Southern Rays Tanning, Fitness Evolution and LaCabana Mexican Grocery. The David J. Glimcher Co. is developing Rifle Commons, a 350,000 sq.ft. center anchored by a 156,000 sq.ft. Wal*Mart Supercenter, located on a land area of 49 acres on the southeast quadrant of Interstate 70 at the intersection of Airport Road and Taughenbaugh Boulevard in Rifle, CO. The center is projected to be the home for several anchor tenants along with national, regional and local tenants. Construction for the first phase of the project is expected to be completed during the Fall with an opening in November.

Lincoln Property Co. and Terrabrook are developing a retail center at the intersection of State Highway 114 and White Chapel Road in Southlake, TX within the master-planned commercial-oriented development of Aventerra, a Terrabrook project just west of Dallas/Ft. Worth International Airport. The center is situated on a land area of 23 acres and will house approximately 200,000 sq.ft. of upscale retail tenants in the 550-acre housing development. Centdev Properties is planning to develop a 56,000 sq.ft. office and retail building at the intersection of U.S. 55 and the Apex Peakway in Apex, NC. The two-story building will include 32,000 sq.ft. of retail and 24,000 sq.ft. of office space. The building should have tenants open for business during November. The Pyramid Cos. is developing a 120,000 sq.ft. Target at the site of a former Kmart at the Hampshire Mall in Hadley, NY. Also, plans have been approved for a 10,000 sq.ft. freestanding Trader Joe’s supermarket. Plans also have been brought forward to expand Bread & Circus supermarket by 16,400 sq.ft. and to open a Flatbread Pizza restaurant. The Salvation Army plans to open a new retail store in the former Frank’s Nursery, while a 63-room, 27,700 sq.ft. EconoLodge is under construction with a Spring opening planned.
