New Construction The Sembler Co. recently completed the demolition of a former Montgomery Ward and Bennigan’s Grill & Tavern and will begin further development on Crossroads Shopping Center in St. Petersburg, FL. The company anticipates that Bennigan’s will relocate and develop a new restaurant at the northeast corner of the project near the site of a former Crossroads 8 (AMC) Theater, which closed during October 2002 after deciding not to renew its lease. Current plans call for the demolition of the theater to make room for outparcel users. The center has frontage on Tyrone Boulevard, 66th Street and 22nd Avenue North in an area known as the Tyrone Triangle. The Home Depot will anchor the center and plans to build a 129,000 sq.ft. home improvement store, including a 31,929 sq.ft. garden center. Mediterranean-style touches will be added to the store. Additional plans call for another tenant space of 42,000 sq.ft., which may be divided to make room for two smaller anchors. Also, an additional 14,667 sq.ft. of smaller shop space is planned on the west side of the site and will front 66th Street. Negotiations are currently under way with several other national retailers. The center is currently tenanted by Ross ‘Dress for Less’, Toys "R" Us, Circuit City, Office Depot and iParty, while KFC and Longhorn Steakhouse occupy outparcels. Kravco Co. is developing Progress Plaza Shopping Center located at 1501 North Broad Street in north Philadelphia, PA. The company recently signed a lease with The Fresh Grocer for 40,000 sq.ft., making the supermarket the center’s anchor tenant. The development also will include retail, office and possibly some residential space. The Fresh Grocer currently operates a supermarket in Philadelphia, PA at the intersection of 40th and Walnut Streets and is in the process of building a store at the intersection of 56th and Chestnut Street in west Philadelphia. Plans for the center currently consist of 66,000 sq.ft. of retail and office space situated on a land area of four acres at the intersection of Broad and Oxford Streets. But the company will expand the retail space on the current lot to approximately 70,000 sq.ft., with an additional 19,000 sq.ft. of office space. Simplified Group is preleasing an 8,000 sq.ft. center located at the intersection of Meyers and Seven Mile Road in Detroit, MI. The center has spaces available of 1,000 sq.ft. to 8,000 sq.ft. and is ideal for a fast food restaurant or a hair/nail salon. Construction is slated to begin later this year. The company will consider single tenant or other ideas before finalizing the project. Progressive Development is preleasing Columbus Corners located on U.S. 701 in south Whieville, NC. The 275,000 sq.ft. center is situated on a land area of 40 acres and is anchored by a 180,000 sq.ft. Wal*Mart Supercenter. Area demographics include a population of 106,764 within 25 miles earning $35,163 as the average household income.
