New Construction Veritas Realty is planning to make room for the development of a 126,000 sq.ft. Target store, which will open during Spring 2004. Target Corp. will tear down its older store and move north in the center. To make way for the improvements, an existing bowling alley has been torn down to make room for new parking spaces for the post office that sits next door. Also, four smaller tenants were moved from their spaces for the Target relocation. The center also is tenanted by H&R Block, Nora Plaza Alterations, Happy Garden, Il Gargano, Wild Oats, Mr. E’s Hallmark, Bagel Fair and Perry’s Luggage & Gifts. Area demographics include a population of 56,247 within three miles earning $82,101 as the average household income. The center has available spaces of 1,460 sq.ft., 25,000 sq.ft. and 15,500 sq.ft., which was formerly tenanted by Flower City. Area retail includes Marsh and Panera Bread. Under the current proposal, a renovated Nora Plaza would have as many as 33 tenants. The Target store will not be a SuperTarget, but it will have larger sections for infants, home and food. Pacific Development Group and Colonies Crossroads, Inc. are developing Colonies Crossroads, a $200 million, 110-acre retail project located at the intersection of Foothill Freeway, also known as Interstate 210, and Campus Avenue in Upland, CA. Site work will begin in April, with construction scheduled to commence in September. The 1.1 million sq.ft. center will be anchored by Target, Kohl’s, Chick’s Sporting Goods, Bed Bath & Beyond, Ulta Cosmetics, LA Fitness, a home improvement store, multiplex theater and a supermarket. Additional tenants include In-N-Out Burger, Vitamin Shoppe, Wells Fargo Bank and Banner Mattress. Phase 1 will consist of approximately 550,000 sq.ft. and is scheduled to open during Summer 2004, with the balance of the project slated to open in phases over the following year. Bayer Properties, Inc. is developing Edgemont Town Center in Birmingham, AL. The $10 million center will be anchored by a 44,840 sq.ft. Publix supermarket and will include 26,800 sq.ft. of additional retail space. Tenants will include Nextel, Firehouse Subs and Head Start hair salon. Construction on the Publix began last year and opening is slated for later this year. Tucker Development Corp. is developing Country Club Plaza, a 454-acre site located at the intersection of Crawford Avenue and 167th Street in Country Club Hills, IL, a suburb of Chicago. The Christon Co. is developing Cedar Hill Village, a 70-acre development that will be anchored by a freestanding JCPenney store in Cedar Hill, TX. The development will connect Cedar Hill’s historic Main Street with a new shopping district at the intersection of U.S. Highway 67 and FM1382. The 92,000 sq.ft., one-level JCPenney store is one of three planned that are not inside of a mall. The store will be located between an Ultimate Electronics and a Wal*Mart Supercenter. The development also includes a Bank One branch and space for additional office buildings and retail. Area retail includes the 320,000 sq.ft. Plaza at Cedar Hill, which is tenanted by Barnes & Noble, Linens ‘n Things, Old Navy, OfficeMax and Hobby Lobby, and Cedar Hill Crossing, which is tenanted by Kohl’s, Home Depot, Staples, Petco and Starbucks.
