Hopkins Real Estate Group is preleasing The Hub, a 250,000 sq.ft. center located at the intersection of Tippecanoe Avenue and Interstate 10 Freeway in San Bernardino, CA with an average daily traffic count of 169,000 vehicles. The center is situated on a land area of 23 acres and will be anchored by Sam’s Club and tenanted by Costco, Staples, Best Buy, Sportmart, Home Depot, Circuit City, OfficeMax, Office Depot and PetsMart. The center will have two 50-foot pylon signs for tenant signage. A 500-acre master-planned project is opening 1.2 miles north of the center.

The Sembler Co. is developing a 28,000 sq.ft. Publix supermarket at the former Dew Cadillac site at 224 Third Street in St. Petersburg, FL. The Publix will be part of University Village, which also will be tenanted by Eckerd.

Federal Realty Investment Trust is developing a Best Buy and a Container Store at Santana Row located at Winchester and Steven Creek Boulevards in San Jose, CA. The stores will add 84,000 sq.ft. of retail space to the development, which already has 445,000 sq.ft. of shop and restaurant space, as well as 255 apartments and a hotel. As part of the new construction, the company plans to build a fourth level to a nearby parking garage. The Best Buy and Container Store will be located near Crate & Barrel.

The David J. Glimcher Co. is developing Rifle Commons, a 338,579 sq.ft. center located on a land area of 49 acres at the southeast quadrant of Interstate 70 at the intersection of Airport Road and Taughenbaugh Boulevard in Rifle, CO. A 156,000 sq.ft. Wal*Mart Supercenter will occupy a land area of 17.3 acres at the center.

Cousins Properties, Inc. is planning to develop a big-box center and accompanying shops and offices on a 38-acre parcel located at the intersection of Coleman Avenue and Taylor Street in San Jose, CA.

S.L. Nusbaum Realty Co. is preleasing Indian Village Shopping Center, a 332,400 sq.ft. center located at the intersection of Highway 11 and Highway 15 in Selinsgrove/Hummels Wharf, PA. The center is situated on a land area of 79 acres and has an average daily traffic count of 55,000 vehicles. Tenants include a 203,627 sq.ft. Wal*Mart Supercenter, a 30,127 sq.ft. Ross Dress for Less, a 28,050 sq.ft. T.J. Maxx, Famous Footwear, Michaels, Dollar Tree, Fashion Bug and Dress Barn. Area demographics include a trade-area population of 274,000 earning $42,000 as the average household income. The center is located 0.5 miles from Susquehanna Valley Mall.

Edgewood Properties is preleasing the following three projects now under construction in NJ: New Brunswick Towne Center, a Walgreens-anchored community center located at the intersection of Jersey Avenue and Handy Street in New Brunswick. Phase 1 will have 10,000 sq.ft. of retail space available in addition to a 15,000 sq.ft. Walgreens. Opening is slated for later this year; Broad Street Plaza, a center located at the intersection of Route 34 and Broad Street in Matawan. The center will be tenanted by a 15,000 sq.ft. Walgreens and will include 21,000 sq.ft. of retail space. Opening is slated for the Fall; Jimmie Leeds Plaza, a 10,000 sq.ft. center, is located at the intersection of Jimmie Leeds Road and Chris Gaupp Drive in Galloway Township, NJ. The center has two pads available and is slated for a Fall opening. The project is located opposite the Atlantic City Medical Center and is less than a half mile from Stockton State College.

James Kaplan Cos. is developing Phase 1 of Dowie Commons, a 14,000 sq.ft. center located at the intersection of Sheridan Road and 21st Street in Zion, IL. The first phase will be anchored by a 2,989 sq.ft. Dunkin’ Donuts/Baskin Robbins store, which will include drive-thru access. The center is tenanted by Jewel Osco, Walgreens, Blockbuster Video and Applebee’s Neighborhood Grill.

Kolb Properties is bringing three stores to the 145,000 sq.ft. Wildwood Crossings in Jefferson City, MO. The company is developing a 5,555 sq.ft. Chili’s Grill and Bar along Missouri Boulevard, while T.J. Maxx and Goody’s will occupy 60,000 sq.ft. of space in the center. T.J. Maxx will be located immediately east of the MC Sports and will open during the Summer. Goody’s will be located west of MC Sports. The center also will be tenanted by a 12,540 sq.ft. Petco, which is currently under construction between Pier 1 Imports and Shoe Carnival. Petco is planned for an early Summer opening. The company also announced that a national restaurant chain will be opening soon. Shoe Carnival is scheduled to open this month.

Koury Corp. is developing The Village at North Elm, a 150,000 sq.ft. mixed-use center located on a land area of 20 acres at the intersection of North Elm Street and Pisagh Church Road in Greensboro, NC. The center will include retail and office space and 200 luxury apartments including a pool and a clubhouse. Plans call for a second-story office and apartments to be located above the retail space. Opening is slated during the later part of 2004. The project will be located adjacent to the company’s existing North Elm Village, a 99,615 sq.ft. center anchored by Harris Teeter.
