Crescent Resources, LLC is developing the following three centers in the Charlotte, NC area: Mint Hill Pavilion located at the intersection of State Route 51 and Lawyers Road in Mint Hill, NC. The 100,000 sq.ft. center will include a 52,000 sq.ft. Lowes Foods and is slated for an early 2004 opening; School House Commons, a 115,000 sq.ft. center located on State Route 49 in Harrisonburg, NC, anchored by a 52,000 sq.ft. Lowes Foods. Completion is anticipated in the third quarter of this year; and Idlewild Marketplace, a 100,000 sq.ft. supermarket-anchored center located at the intersection of Idlewild Road and Interstate 485 in eastern Mecklenburg County, NC. Opening is slated for the third quarter of 2004. In addition to the Charlotte-area centers, the company has projects under way in Durham and Anderson, SC and in FL.

The Schultz Organization is preleasing River Birch Plaza, a 37,000 sq.ft. center located on Route 9 South in Marlboro, NJ. The center has spaces available of 1,800 sq.ft. and up. The company also is preleasing a center anchored by Lowe’s Home Improvement located at the intersection of Route 9 and Route 520 in Marlboro, NJ. The center is cotenanted by Starbucks, T-Mobile, Subway, EB Game World and New Jersey Golf HQ. The center has 1,900 sq.ft. of inline space available in a pad building.

Equity One is working to redevelop University Mall in Pembroke Pines, FL by the fourth quarter and reconfigure Oakbrook Square in Palm Beach Gardens, FL to accommodate a Stein Mart store by the third quarter. The company also is planning to develop a 25,000 sq.ft. CVS-anchored center across the street from Plaza Alegre, an 84,000 sq.ft., Publix-anchored center in southwest Miami-Dade County, FL. Also, the company is adding a 114,000 sq.ft. structure at the Shops at Skylake in North Miami Beach, FL to accommodate an L.A. Fitness Sports Club and other local tenants. Equity One also is redeveloping Salerno Village in Stuart, FL to accommodate a Winn-Dixie supermarket. Opening for the developments are slated by the end of this year or early 2004.

Silver Cos. is proposing to develop a land area of three acres located at the former IBM property on Yamato Road in Boca Raton, FL. The proposed 25,000 sq.ft. center has lease proposals from Starbucks, Subway and Einstein Bros. Bagels. McDonald’s and Applebee’s also are poised to build 5,000 sq.ft. freestanding restaurants.

Wulfe Gulfgate Partners is developing Phase II of Gulfgate Center located at the intersection of Interstate 45 South and South Loop 610 in Houston, TX. The development will add a Ross Store, Anna’s Linen and a Chuck E. Cheese.

Developers Diversified Realty is planning to develop a 97,000 sq.ft. center on a land area of 10 acres located at the intersection of Kingshighway and Chippewa Street in St. Louis, MO. The site would include two medium-sized box stores between 20,000 sq.ft. to 25,000 sq.ft., as well as small shop space, restaurants and possibly a drive-thru drug store. A gazebo-like domed structure would be constructed at the site, which was formerly occupied by a Famous-Barr store.

Edens & Avant is adding 17,900 sq.ft. of shops to Kenilworth Commons, an 81,300 sq.ft. center located at the intersection of East Boulevard and Kenilworth Avenue in Charlotte, NC. The addition is scheduled to open in the first quarter. The tenants will include a 3,000 sq.ft. Baja Fresh Mexican Grille, a 1,766 sq.ft. Dolce Gelato and a 2,319 sq.ft. Paula Norby & Co. The center is anchored by Harris Teeter and is tenanted by Mellow Mushroom and the Kabob Grill.

Denny Elwell Co. is developing Delaware Centre, a 140,000 sq.ft. center located at the intersection of Interstate 35 and Delaware Avenue in Ankeny, IA with an average daily traffic count of 90,000 vehicles. The center is situated on a land area of 13 acres, is tenanted by Tuesday Morning, Health South, Dollar Zone and Sun Com, and has spaces available of 8,000 to 10,000 sq.ft., 20,000 sq.ft. and 30,000 sq.ft. Opening is slated for the Summer. Area retail includes Dress Barn, Michaels, PetsMart, Wal*Mart, Super Target, Home Depot, Kohl’s, Menard’s, Pier 1 Imports, Hollywood Video, Panera Bread, Radio Shack, GNC, Hallmark and Sally’s Beauty Supply. Market and asking rent is $17 psf with taxes of $0.50 psf.

First Interstate Properties, Ltd. is developing Legacy Village on a 67-acre site located at the intersection of Richmond and Cedar Roads in Lyndhurst, OH. The company expects to break ground in September on the 650,000 sq.ft. upscale shopping center, which will have a main street theme. The center will be anchored by Crate & Barrel and The Container Store.
