New Boston Fund, Inc. is preleasing One Brigham Circle, a mixed-use development project adjacent to the Longwood Medical area in the Mission Hill neighborhood of Boston, MA. The company recently signed leases with Stop & Shop, Walgreens, Fleet Bank and Citizens Bank. The 190,000 sq.ft. center is now more than 90% preleased. The project is slated for completion this month, with the grand opening expected during September. Partners HealthCare Systems, Inc. previously agreed to lease all 116,500 sq.ft. of office space and is slated to occupy the building during the Spring. The site also will include a public plaza at the front of the building serving as a town center, and a 5.5-acre park serving the Mission Hill neighborhood. Each of the companies signed long-term leases, with Stop & Shop signing for 20 years to occupy the 38,000 sq.ft. tri-level store. Walgreens signed a 40-year lease for 13,000 sq.ft. to occupy two levels. Citizens Bank will lease 4,300 sq.ft., while Fleet Bank will occupy 3,400 sq.ft.

Roseville Properties Management Co. is planning to develop a 450,000 sq.ft. mixed-use/lifestyle center, which will include retail, office space and 500 units townhouses and condos, in Roseville, MN. Site plans include a warehouse store. Construction is expected to start during Spring 2004, with completion slated for two to three years later.

Perry Group Ltd. is developing Eagle Pointe, an 11,500 sq.ft. center located at the intersection of Beaudoin Avenue and North Convent Street in Bourbannis, IL. Construction is slated to begin soon, with the demolition of a rental home. Commitments have been received from a medical office tenant and a retail tenant in the $1.3 million development.

Westfield America is planning to expand its 483,000 sq.ft. Westfield Shoppingtown Connecticut Post shopping center in Milford, CT for two new anchor stores. The second anchor store will be 84,000 sq.ft., spread over two stories on top of a 125,000 sq.ft. anchor to be built at the mall’s southern end. The possible anchors are Galyan’s Trading Co. and Target. One of the mall’s existing anchors, JCPenney, will be renovated and reduced in size by 50,000 sq.ft. The company currently operates a 150,000 sq.ft. store on three levels. The mall’s expansion plans also call for a 55,000 sq.ft. movie theater adjacent to the new anchor stores, as well as a 75,000 sq.ft. third floor added onto Filene’s and space for four smaller retail stores ranging in size from 8,000 sq.ft. to 20,000 sq.ft.

Avalon Park Associates is developing the Town Center at Avalon Park, a 100,000 sq.ft. mixed-use facility with retail and office space, in Orlando, FL. The center is tenanted by Avalon Health, Raptor’s Grille, Mein Street Wok, Shapes and Shades, Krowne Mortgage/Real Estate, Internal Old Times Deli, Avalon Park Realty, Southern Turf, La Toscana, Avalon Park Cleaners and Pure Connection. The company also is planning to develop a 44,000 sq.ft. Publix supermarket and another 13,000 sq.ft. mixed-use building. Ultimately, the company plans on developing a 2.2 million sq.ft. mixed-use center and 5,040 residential units.

Blume Realty/Capital is preleasing South Sound Center, a 600,000 sq.ft. center located at the intersection of Sleater Kinney, Pacific and Interstate 5 in Lacey, WA. The center is anchored by Target, Sears, Mervyn’s and Michaels and has spaces available of 1,706 sq.ft.; 8,000 sq.ft.; 12,000 sq.ft. and 37,000 sq.ft. The site has an average daily traffic count of 55,000 vehicles. Area retail includes Market Square, Lowe’s Home Improvement and Kmart.
