Veranda Partners, LLC is developing Veranda Park, a 300,000 sq.ft. center, mixed with 550 private condominium residences and 80,000 sq.ft. of office space. The center is designed with streetscapes, including parks and fountains. The lifestyle center features a lakefront amphitheater and promenade. Area demographics include a trade-area population of 100,000 earning $85,000 as the average household income.

Brooke Realty and Development Corp. is developing The Reserve, a 144,000 sq.ft. center located at the intersection of Clint Moore Road and U.S. 441 in Boca Raton, FL. The center will be anchored by a 51,000 sq.ft. Publix supermarket. The center also will feature a variety of restaurants, including Villa Rosario, Ben’s Kosher Deli and a Chinese and Japanese restaurant, as well as banks, salons and jewelers.

Creekstone Builders is developing Town Center at Cedar Lodge, a center situated on a land area of 48 acres bound by Jefferson Highway and Corporate Boulevard in Baton Rouge, LA. The center will feature a mix of office and retail uses. The site has already been approved for the development of The Reserve at Cedar Lodge, an upscale multi-family apartment community to be developed on an adjacent 14 acres of land. The two projects will have three phases of construction. The first phase, which is the construction of the 300-unit gated apartment community, will begin during the Spring. The next two phases, the construction of the office and retail center, are expected to begin during September and last about three years. Plans call for a retail center with a blend of local, regional and national tenants. The entire commercial portion of the development has 440,400 sq.ft. of leaseable office and retail space. Towne Center at Cedar Lodge will feature European architecture, pedestrian walkways and cascading fountains.

Gramor Development is planning to develop a supermarket-anchored center located at the intersection of Northeast 192nd Street and First Street in east Vancouver, WA. The company also is planning to develop Salmon Creek Square, a 22,000 sq.ft. center located at the intersection of Tenney Road and 10th Avenue in Clark County, WA. Opening is slated for October. Currently, 35% to 40% of the future space is preleased. Garden Commercial Properties is developing a center located at the intersection of Route 300 and Old Little Britain Road, adjacent to interchange 17, off the New York Thruway in Newburgh, NY. Swain Realty is preleasing a strip center located on Cypress Gardens Boulevard around Lake Ina in Winter Haven, FL. The 4,700 sq.ft. plaza can be divided into four bays. Kite Development Co. is developing Erskine Village, a 500,000 sq.ft. center situated on a land area of 58 acres at the intersection of Ireland Road and Miami Street in South Bend, IN. The center is being developed at the site of the Scottsdale Mall, an 800,000 sq.ft. mall which will be torn down. The company is planning to build pedestrian walkways and put in park benches. The front of the site along Ireland Road will contain retailers housed in at least nine buildings that range in size from 3,200 sq.ft. to 12,800 sq.ft. T.G.I. Friday’s, Applebee’s and Ritter’s Frozen Custard will remain at the site. The entire site will contain about 471,000 sq.ft. of retail space and about 30,900 sq.ft. used by restaurants.

National Realty & Development Corp. is nearing completion of site plan approval for Rockaway Center, a 258,000 sq.ft. center located on Mount Pleasant Avenue, between Exits 34 and 35 on Interstate 80, in Rockaway Township, NJ. Construction is expected to begin this Summer, with completion slated for Summer 2004. The site has an average daily traffic count of 133,000 vehicles. Anchor tenants include a 153,000 sq.ft.
