CB Richard Ellis, Inc. is preleasing Palm Springs Shopping Center, an 87,400 sq.ft. center located at the intersection of Sunrise Way and Vista Chino Drive in Palm Springs, FL. Phase II, which is 62,000 sq.ft., is slated to open during Fall 2004. Inline shop space and two pads are available. The center is anchored by Stater Bros. Market, Hollywood Video and McDonald’s. Demographics include a trade-area population of 77,089 earning $57,562 as the average household income. The center is being developed by Centers Dynamic, Inc.

White-Leasure Development Co. is planning to develop Gateway Center, a project located along the north side of 116th Street, near the intersection with State Avenue, in Marysville, WA. The center will be situated on a land area of 13 acres. The center’s possible anchor store, WinCo Foods, would be larger than 92,000 sq.ft., with two to three other retail spaces up to 29,000 sq.ft.

Ripco Real Estate is preleasing Mount Vernon/Pelham Retail Center, a center located at the intersection of Hutchinson River Parkway and East Sanford Boulevard in Mount Vernon, NY with an average daily traffic count of 88,000 vehicles. The 291,462 sq.ft. center has 140,000 sq.ft. of ground floor space, 102,462 sq.ft. of second-level space and a 42,748 sq.ft. freestanding building. The development will be tenanted by Best Buy and Target, with Bed Bath & Beyond and T.J. Maxx on the second floor. Area demographics include a population of 909,255 within five miles earning $70,430 as the average household income.

Transcan Development, LLC is developing Canyon Crossings, a planned 499,000 sq.ft. center located at the intersection of Interstate 215 and 60 Freeway in Riverside, CA. Canyon Crossings is part of the Canyon Springs 180-acre master-planned community. The center will include a mixture of large scale retail, specialty stores, restaurants and cafes. Opening is slated for late 2004. The site of the center is situated on a land area of 84.7 acres. The site has an average daily traffic count of 277,000 vehicles.

Eclipse Development Group is developing Downey Landing, a 400,000 sq.ft. center located in Los Angeles County, CA. The center will be a portion of a larger 160-acre mixed-use development. The entire development will include Kaiser Hospital, with expanded medical offices and corporate facilities totaling over 1.8 million sq.ft. There will also be an approximately 500,000 sq.ft. business park and nearly one million sq.ft. of motion picture studios. The development will have a number of retailers and health club facilities. The center has spaces available of 1,500 sq.ft. to 8,000 sq.ft.

RMC Property Group is planning to develop Phase III of the Village Market of Wesley Chapel Shopping Center with an 8,400 sq.ft. freestanding building located at the intersection of State Road 54 and State Road 581 in Wesley Chapel, FL. Completion is slated for November. The new phase will increase the Village Market to 100,000 sq.ft. The center is anchored by Winn-Dixie Marketplace and Beall’s Outlet, while Waffle House and Burger King occupy the outparcels.

The Macerich Co. is developing an additional 100,000 sq.ft. of space at Washington Square, a 1.25 million sq.ft. center located at 9585 SW Washington Square Road in Tigard, OR. The development is expected to include 20 to 25 retailers by 2005. Construction on the existing property is expected to begin January 2004, with the addition of a four-level parking deck. Retail expansion is planned to take place in 2005. Pedestrian walkways, road enhancements and other amenities will be integrated to encourage pedestrian traffic. Completion is slated for the 2005 holiday season. The center is currently anchored by Nordstrom, Meier & Frank, JCPenney, Sears and Mervyn’s. Tenants include Pottery Barn, Ann Taylor, Coach, Banana Republic, J. Crew, Abercrombie & Fitch, Talbots and Gap.
