The Vanguard Group is preleasing Bald Eagle Square, a center located at Cahill Crossroads in West Milford, NJ. The center has 15,500 sq.ft. of retail space on the first floor and 29,800 sq.ft. of medical and office space on the second and third floors. Rental rates range from $17 psf for the first and second floor and $14 psf for the third floor. Taxes are $4.80 psf, with $3.82 psf for CAM and insurance. Area demographics include a population of 142,017 within 10 miles earning $75,802 as the average household income.

The center is anchored by Target and Kroger. Area demographics include a population of 103,123 within 10 miles earning $104,388 as the average household income. Groundbreaking is slated for January 2004, with opening expected for March 2005.

Sleiman Enterprises is planning to develop Regency Commons, a 233,620 sq.ft. center located along Southside Boulevard in Jacksonville, FL. The center will be anchored by Cost Plus World Market, Ross Dress for Less, Michael’s Stores, Inc. and Linens ‘N Things. The center has spaces available of 10,000 sq.ft. to 80,000 sq.ft., as well as a 1,260 sq.ft. freestanding ice cream shop. Regency Commons is a 12-building center with nine one-acre outparcels. The center is situated on a land area of 33.5 acres. Area retail includes Regency Square Mall and Lowe’s Home Improvement.

Westrust is planning to develop Tesoro Village, a 74,537 sq.ft. center located at the intersection of Copper Hill Drive and Avenida Rancho Tesoro within the master-planned Tesoro del Valley community in Valencia, CA. The center will be situated on a land area of 8.16 acres and will be anchored by a 52,297 sq.ft. Albertsons/Sav-on combination supermarket and drug store. Opening is slated during the first quarter of 2005.

The Ainbinder Co. is planning to develop two centers in the Houston, TX area. The first development is located at the intersection of 61st and Stewart in Galveston, TX. Planned for the site is a 14,000 sq.ft. Eckerd and a 5,000 sq.ft. Subway. Construction has begun, with completion slated for March. The second development is located at the intersection of Westheimer Parkway and Cinco Ranch Boulevard within the master-planned community of Cinco Ranch in Houston, TX. Plans call for two retail buildings totaling approximately 25,000 sq.ft. to cotenant with the Eckerd. Construction will commence this month.

Bakke Development Corp. is planning to develop Judson Marketplace, a 20,000 sq.ft. center located at the intersection of FM 78 and Crestway Drive in northeast San Antonio, TX. The center will be located near a Wal*Mart Supercenter. The company anticipates that the center’s tenants, which currently include Payless ShoeSource, Friedman’s Jewelers and GameStop, will be opening during the Spring. Across from the Wal*Mart Supercenter, the company has also began development on a 17,500 sq.ft. Dollar Tree, which is slated to open during the Spring.

Dixie Development is building on four lots on the north side of South Walton Boulevard at the Rainbow Curve in Bentonville. AR. The development will include two commercial buildings with a combined 50,000 sq.ft. of office space. The company is planning another 38,000 sq.ft. of retail facing South Walton. In Rogers, AR, the company is building a 37,000 sq.ft. retail site located at the intersection of Walnut and 37th Streets. This project is slated for an early May completion.

The proposed anchor for the 50-acre, 366,000 sq.ft. center includes Lowe’s Home Improvement. The site has junior box space of 150,000 sq.ft. available, as well as 16,000 sq.ft. of small shop retail and six approximately one-acre outparcels along 83rd Street. Opening is slated for Summer 2005. Area retail includes Bally Total Fitness, Cub Foods, Home Depot, Jewel-Osco, Marcus ICE Chatham 14 Theaters, Marshall’s and Toys “R” Us. Area demographics include a population of 840,641 within five miles earning $46,426 as the average household income.

NAI Olympia Partners is preleasing Prairie Lakes Shops, a center located at the intersection of 141st Street and State Road 37 in Noblesville, IN. The center is under construction just north of a Marsh Supermarket, which plans to open during April. The center is currently 75% leased and also will include a second phase. There is space available from 1,200 sq.ft. to 15,000 sq.ft. The center is currently tenanted by Star Bank, Dave’s Video, El Rodeo Mexican Restaurant, Big League Barber, Express Cleaners, Perfect Nails and Great Taste Chinese Restaurant.
