| Lease Signings Royal Properties, Inc. (914-237-3403) negotiated a 10-year lease with Resnick’s Mattress Factory Direct for 3,035 sq.ft. at Campbell Plaza on Route 17M in Middletown, NY. The company represented the tenant and landlord, Kale Realty, Inc. The center is anchored by ShopRite and Rite Aid and cotenanted by Fashion Bug, IHOP, Radio Shack, Just-A-Buck, Subway and H&R Block. Royal Properties is representing Resnick’s Mattress Factory Direct with its expansion into sites of 3,000 sq.ft. to 6,000 sq.ft. in freestanding, strip center and power center locations throughout Dutchess, Orange, Putnam, Rockland, Ulster and Westchester counties in NY. The company also brokered the lease with The UPS Store, for 1,600 sq.ft. on Court Street in Brooklyn, NY. The company represented the tenant and Harbor View Realty represented the landlord. The store is located between Starbucks and Book Court with area retailers including Barnes & Noble, United Artist Theater, American Apparel, CVS, Ben & Jerry’s and Independent Bank. The company is currently representing The UPS Store with its expansion into sites of 1,000 sq.ft. to 1,800 sq.ft. in supermarket-anchored centers and high-traffic urban areas throughout CT and Brooklyn, Bronx, Westchester, Orange County and Rockland County in NY. Fameco Real Estate (610-834-8000) signed a lease for 7,000 sq.ft. with Lakeshore Learning Materials at the Market Place at Garden State Park in Cherry Hill, NJ. The center is located at the intersection of Route 70 and Haddonfield Road and is tenanted by Bed Bath & Beyond, Dick’s Sporting Goods, Panera Bread and Olly Shoes. This is the third location in NJ for the mail order school supplies company, with locations in East Brunswick and Hackensack. The company also negotiated a 5,500 sq.ft. lease for Five Below in the Commons at Manahawkin Village, located at the intersection of Route 72 and Garden State Parkway in Manahawkin, NJ. Tenants of the 321,000 sq.ft. power center include Kmart, T.J. Maxx & More, Staples, Pier 1 Imports and Michaels. Grocery Outlet, Inc.
