| Lease Signings Royal Properties, Inc. (914-237-3403) brokered leases with Hudson Valley Bank for a 2,500 sq.ft. ground-floor space located on South Main Street in New York, NY. The site was formerly occupied by Charles Schwab. The company is representing Hudson Valley Bank with its expansion in the CT, NJ and NY markets. The banks use spaces from 2,500 sq.ft. to 3,500 sq.ft. Royal Properties also brokered two leases with Hollywood Tans in Derby, CT and New York, NY. The CT lease is for 2,500 sq.ft. at ShopRite Plaza with a 10-year term and a five-year option. Cotenants include ShopRite, Pay/Half, Sleepy’s, Angel Tips, Advance Auto and Petland Discounts. The NY lease is for 2,700 sq.ft. at Clarkstown Plaza with a seven-year term and a five-year option. Cotenants include C-Town Supermarket, Drug World, Clearview Cinemas, Hallmark Cards and Mango Tree. Fameco Real Estate (610-834-8000) negotiated a 10,000 sq.ft. lease for Rochester Big & Tall in Courtside Square in King of Prussia, PA. Fameco represented the owner, Willner Properties. The 90,000 sq.ft. center is anchored by Bombay Company, Pier 1 Imports and The Melting Pot. The company also negotiated three leases with Cingular Wireless totaling 10,000 sq.ft. in DE and PA. The leases include 3,600 sq.ft. on South 16th Street in Philadelphia, PA; 4,000 sq.ft. at the intersection of Bethlehem Pike and Route 202 in Montgomeryville, PA and 2,484 sq.ft. on Concord Pike in Wilmington, DE. Next Realty, LLC (703-442-4500) represented Morton’s The Steakhouse in a lease transaction for 8,321 sq.ft. at Park Place located in Annapolis, MD. The lease term is 15 years. The location will be the chain’s third in MD, along with Baltimore and Bethesda. Park Place is a 12-acre mixed-use development slated to open this fall. ABS Partners Real Estate, LLC (212-400-6060) represented the owner in the lease signing with Calumet Photo Stores for 16,000 sq.ft. on three levels at the Flatiron Graphic & Design Centre located on West 22nd Street and Fifth Avenue in New York, NY. CB Richard Ellis represented the tenant. The store offers photographic supplies and equipment. The 180,000 sq.ft. center is 100% leased. Continental Real Estate Cos. (305-779-3183) signed the following leases in Miller Square located in Miami, FL: a 10-year lease for 4,175 sq.ft. with Eastern Financial, a five-year lease for 775 sq.ft. with Del Toro Insurance Agency and a five-year lease for 1,200 sq.ft. with Smoothie King. The center is anchored by Publix, CVS and Bally’s Total Fitness. Excess Space Retail Services, Inc. (516-365-6400) completed the following transactions: Hollywood Video subleased 3,400 sq.ft. at Tamarack Village in Woodbury, MN to Team Technologies; Walgreens subleased 1,967 sq.ft. at the intersection of West Ball Road and Knott Avenue in Anaheim, CA to ING Wireless, Inc.; Kmart subleased 8,549 sq.ft. on South Kedzie Avenue in Chicago, IL; Hollywood Video subleased 2,800 sq.ft. on East Foothill Boulevard in Upland, CA to 4G Wireless and Rockaway Bedding subleased 2,050 sq.ft. on State Highway 73 in Berlin, NJ to American Homecare Supply Co. Kimco Realty (516-869-7224) signed the following leases: with USA Mobility for 2,225 sq.ft. at Oakwood Business Center in Hollywood, FL; with Wachovia for 4,000 sq.ft. at Sycamore Plaza in Anaheim, CA and with Massage Envy for 3,000 sq.ft. at Treasure Valley Marketplace located in Nampa, ID. Friedman Real Estate Group, Inc. (248-848-3639) negotiated the lease of 8,826 sq.ft. at the Hoover Eleven Retail Center located on Hoover Road in Warren, MI. The company represented the tenant, Measurement, Inc., a company that scores college exams. Sansone Group (314-727-6664) represented the landlord, Sansone Plaza on the Boulevard, LLC in a 3,227 sq.ft. lease with Papi’s Sports Bar & Grill at the Plaza on the Boulevard, located on West Florissant Avenue in Jennings, MO. The company also represented the landlord, Sansone Plaza on the Boulevard, LLC, in the 2,118 sq.ft. lease with Distinctive Tresses Salon & Spa, Inc. at Plaza on the Boulevard. Divaris Real Estate, Inc. (757-497-2113) signed a 1,600 sq.ft. lease with Scottrade, Inc. to occupy space at The Shops at Stonehenge in Chesterfield County, VA. The company represented the tenant in negotiations with the landlord, Conread, LLC. The center is anchored by Wal*Mart and Sam’s Club and is cotenanted by San Francisco Bread Co., Cato and The Wine Cellar. Scottrade offers stock trading tools and services to investors. There are currently 289 Scottrade locations nationwide with two in operation in the Richmond, VA area. Colliers Arnold Commercial Real Estate Services (727-442-7184) closed the following lease transactions throughout FL: 3,000 sq.ft. for Dickey’s BBQ at Bridgewater Commons in Oviedo; two OfficeMax leases of 35,000 sq.ft. in Sarasota and Inverness and three Panera Bread locations totaling 14,375 sq.ft. in Tampa, Clearwater and Largo. |
